Yuval Shram, founder and CEO of TAY Investments, recently appeared on the Mr. Deed Podcast, sharing insights from over 15 years of building a multifamily real estate portfolio. Shram’s journey began in the aftermath of the 2008 financial crisis, when he started acquiring small residential properties like duplexes and fourplexes. Today, TAY Investments manages over 1,550 residential units valued at more than $475 million across North America and Europe.
Shram emphasized that consistent activity in the market trumps trying to time it perfectly. "Sometimes the waves are high, sometimes the waves are low," he said. "You just got to be in the water. If you’re in the water long enough, you’ll catch the right wave." His approach prioritizes desirable locations, affordability relative to the market, and long-term profitability.
A core tenet of TAY’s strategy is the "forever hold" mentality, evaluating each acquisition through a multigenerational lens. Shram asks whether he would leave a building to his children and grandchildren; if not, he walks away. This drives investment in quality materials and proactive maintenance, avoiding cost-cutting that erodes value over time. "When you’re building for yourself," he noted, "every corner you cut is going to bite you eventually."
TAY’s signature "Sanctuary" amenity concept, featured at the Hue Soul development in East Orange, New Jersey, combines a state-of-the-art gym, dry and wet sauna, cold plunge, and outdoor pool in a single wellness hub. Inspired by a hotel experience in Thailand, Shram believes that providing tenants with comprehensive wellness facilities fosters long-term tenancy and strengthens community. "You wake up, you take care of yourself, you go to work as a better version of yourself," he said. "Everybody wins."
