OneWall Communities Takes Over Management of Avondale Townhomes in Decatur, Georgia

OneWall Communities, a vertically integrated property management and investment firm specializing in workforce housing, has assumed management of Avondale Townhomes in Decatur, Georgia. The property, located at 1055 Holcombe Road, joins OneWall’s Sun Belt portfolio, which has added 15 communities since October as the firm expands its third-party management services across the Southeast.

Avondale Townhomes offers two- and three-bedroom townhome layouts ranging from approximately 1,054 to 1,261 square feet. The community features a swimming pool, playground, picnic areas, and recently refreshed interiors with granite countertops and updated appliances. Residents benefit from direct highway access to I-285, I-85, and Route 78, as well as proximity to MARTA bus routes, placing Downtown Decatur, Virginia Highlands, Perimeter Mall, and the DeKalb Farmers Market within easy reach.

“Avondale Townhomes is exactly the kind of community where we can make an immediate impact,” says Ron Kutas, CEO and Founding Partner of OneWall Communities. “The property has strong bones, a great location, and residents who deserve attentive, consistent management. Our team is already on the ground getting to know the community and creating value – starting with the fundamentals.”

OneWall’s approach to onboarding new properties prioritizes operational stability from day one. Ahead of the official takeover, the firm focuses on activating property management systems, assessing on-site staff, walking every unit, and reviewing the financial picture before making changes. This measured approach draws on more than 15 years of owner-operator experience across the Northeast and Sun Belt markets.

“When we take over a property, we don’t rush to push rents or sign new contracts,” says Donicia Irizarry, Principal and Head of Property Operations. “We take the time to understand the resident base, the property condition, and the ownership’s goals – and then we make informed decisions. That discipline is what sets our approach apart.”

The addition of Avondale Townhomes extends OneWall’s growth in the Southeast, where the firm has seen strong demand for institutional-level third-party management services. Many ownership groups in the region are seeking experienced operators who bring both expense discipline and a community-first approach to their properties.
