The Sublett location follows the success of the original Box Office Warehouse Suites in Fort Worth, which pioneered the concept of repurposed shipping containers as office, retail, and studio spaces. Unlike traditional commercial builds, these container-based suites offer flexibility and affordability, allowing tenants to scale operations without long-term lease commitments. The new development aims to replicate that model with a layout that emphasizes walkability, visibility, and community-driven business growth.
The expansion targets the Mansfield area, part of the larger South Arlington region experiencing residential and commercial growth. According to the developer, the project addresses a need for micro-retail and small business infrastructure in the area. “We designed this concept around accessibility and opportunity for small business owners,” said developer Ron Sturgeon in the announcement. “The Sublett location continues that mission by giving entrepreneurs a place to launch, grow, and operate in a professional environment without the traditional barriers of large commercial leasing.”
The site will include a curated mix of small container suites, covered walkways, parking access, and a layout supporting retail, service-based businesses, and creative entrepreneurs.
