Bain Capital and Omnam Group Sell The Lake Como EDITION to Sansiri Capital

The sale of The Lake Como EDITION to Sansiri Capital marks the completion of a transformative redevelopment and signals growing investor interest in European luxury hospitality.

Bain Capital and Omnam Group have announced the sale of The Lake Como EDITION to Sansiri Capital, the hospitality trophy asset fund of Sansiri Public Company Limited. The transaction, expected to close in the coming weeks, marks the culmination of a comprehensive repositioning of a historic lakeside property into a five-star luxury hotel. Financial terms were not disclosed.

The property, located in Cadenabbia on the shores of Lake Como, was acquired in late 2021 and underwent extensive redevelopment starting in April 2022. The hotel opened in March 2026 as part of Marriott International's EDITION Hotels portfolio, offering 148 larger rooms and suites, a new spa and wellness building, and extensive dining and leisure amenities, including a floating pool and beach club.

The sale underscores the value created by the partnership's hands-on approach to real estate investment. Ali Haroon, Partner and Head of Europe Real Estate at Bain Capital, noted that the project exemplifies their strategy of focusing on sectors with long-term structural demand and opportunities for fundamental transformation. "Together with Omnam, we have taken a highly underinvested property in an irreplaceable location and created a contemporary luxury destination for the international market," Haroon said.

David Zisser, CEO and Founder of Omnam Group, highlighted the ambitious nature of the project. "Our vision was to take a remarkable historic property in one of the world's most iconic destinations and give it new relevance through architecture, design and hospitality, while remaining deeply connected to the character of Lake Como," Zisser said. He added that the completion of the transaction is a significant milestone for Omnam and a testament to their development approach.

The acquisition marks Sansiri's strategic expansion into Europe's luxury hospitality sector through Sansiri Capital. Napat Thavisin, President of International Operations at Sansiri and Managing Director of Sansiri Capital, emphasized that the purchase aligns with the company's New S-Curve strategy, which focuses on ultra-luxury trophy assets in gateway cities and high-demand leisure destinations. "This disciplined capital-allocation approach is designed to maximise long-term shareholder value," Thavisin said. The hotel will continue to be operated by Marriott International under the EDITION brand.

The sale reflects growing international investor interest in distinctive, experience-led European hospitality assets. For Bain Capital and Omnam Group, the transaction demonstrates the potential of combining real estate investment, development expertise, and leading hospitality partners to reposition complex assets. The redevelopment reduced the former hotel's room count from nearly 300 to 148, creating a more exclusive offering in a market with limited five-star supply and high barriers to new lakeside development.

This deal also marks a new chapter for Omnam Group, which has an ambitious pipeline of projects across Europe, including in Florence, Venice, Puglia, and Sicily. Each project aims to reimagine distinctive properties into internationally relevant lifestyle destinations.

For Sansiri, the acquisition adds one of Lake Como's newest luxury assets to its trophy portfolio, following its investment in The Manner SoHo in New York and the growth of Standard International prior to its acquisition by Hyatt Hotels Corporation. The company plans to pursue further trophy-asset investments in premier leisure and gateway destinations worldwide.
